This Refund & Cancellation Policy governs the payment terms, token money rules, cancellation terms, and booking modification process for services provided by UTKALIYA REALCON PRIVATE LIMITED (“Company”, “we”, “our”, or “us”).
By booking a property, listing a property, or making any payment through our website or offline modes, you agree to this policy.
2. Nature of Business
UTKALIYA REALCON PRIVATE LIMITED operates in the Real Estate sector, providing property sale and rental services primarily in Odisha.
We collect Token Money from:
- Customers (for property booking)
- Property Owners (for property listing)
Token money confirms intent and temporarily reserves or lists the property.
3. Token Money Policy
3.1 Non-Refundable Payment
All token money paid to the Company is:
- Strictly Non-Refundable
- Non-transferable to any other person
- Non-adjustable beyond the terms stated in this policy
Once paid, the token amount will not be refunded under any circumstances including but not limited to:
- Change of mind
- Financial issues
- Loan rejection
- Personal reasons
- Delay from buyer/seller side
- Disputes between parties
- Failure to complete transaction after booking
4. Property Change Facility (Within 3 Days)
Although token money is non-refundable, we provide a limited facility:
- Customers may request to change the booked property
- The request must be made within 3 (three) calendar days from the date of token payment

Important Conditions:
- Only one-time change is allowed
- The new property must be available
- The token amount will be adjusted toward the new property
- No cash refund will be provided
After 3 days, no modification or adjustment will be permitted.
5. Cancellation Policy
5.1 Customer Cancellation
If a customer cancels the booking:
- Token money remains forfeited
- No refund will be issued
5.2 Property Owner Cancellation
If a property owner withdraws the listing after confirmation:
- Listing/token charges paid to the Company remain non-refundable
- The Company is not liable for disputes between buyers and owners
6. Failed Transactions
In case of:
- Duplicate payment
- Technical payment error
- Payment deducted but booking not confirmed
The Company will verify the transaction and may process a correction or refund only in case of genuine payment gateway error.
Processing time: 7–10 working days after verification.
7. No Return Policy
As we provide real estate booking and listing services, there is:
- No physical product involved
- No return applicable
Hence, no return requests will be entertained.
8. Dispute Resolution
Any disputes arising from payments, bookings, or cancellations shall be:
- Subject to the jurisdiction of courts in Bhubaneswar, Odisha
- Governed by the laws of India
